Cookie Policy

Last updated: 14 March 2026

This Cookie Policy explains what cookies are, which ones SmartListingTool uses, and what your options are. We've kept this simple because we use very few cookies.

What Are Cookies?

Cookies are small text files stored on your device when you visit a website. They are widely used to make websites work, remember your preferences, and provide information to website owners. Cookies can be "session" cookies (deleted when you close your browser) or "persistent" cookies (stored for a set period).

Cookies We Use

SmartListingTool uses no tracking cookies, advertising cookies, or analytics cookies. We do not use Google Analytics, Facebook Pixel, or any similar third-party tracking technology.

The only cookies that may be set on your device come from our hosting infrastructure (Vercel) and are strictly necessary for the site to function:

CookieProviderPurposeTypeDuration
__vercel_live_tokenVercelUsed for Vercel's deployment preview infrastructure. Only present on preview deployments, not the live site.Strictly necessarySession
_vercel_jwtVercelAuthentication token for password-protected Vercel deployments. Only applies if deployment protection is enabled.Strictly necessarySession

These cookies are set by Vercel's infrastructure, not by SmartListingTool directly. They do not track you across websites and contain no personal information beyond what is necessary for the site to function.

What We Don't Use

  • Analytics cookies (e.g. Google Analytics, Mixpanel)
  • Advertising or retargeting cookies (e.g. Facebook Pixel, Google Ads)
  • Social media tracking cookies
  • Personalisation or preference cookies
  • Any cookies that track you across other websites

Do I Need to Accept Cookies?

Because we only use strictly necessary technical cookies (not tracking or advertising cookies), we are not required under UK PECR (Privacy and Electronic Communications Regulations) to obtain your consent before setting them. You will not see a cookie consent banner on SmartListingTool for this reason.

If we ever introduce analytics or advertising cookies in the future, we will update this policy and add an appropriate consent mechanism before doing so.

How to Control Cookies

You can control and delete cookies through your browser settings. Note that blocking strictly necessary cookies may affect how the site functions. Here are links to cookie management guides for the major browsers:

  • Google Chrome
  • Mozilla Firefox
  • Apple Safari
  • Microsoft Edge

Changes to This Policy

We may update this Cookie Policy from time to time, particularly if we introduce new features that require additional cookies. The "Last updated" date at the top of this page will reflect any changes.
